NEWS ROUNDUP

DISPOSITION: Campus Realty sells 344 beds. Campus Realty Advisors has completed the sale of The Edge, a 344-bed student housing property in Pensacola, Florida, with JLL arranging the transaction on behalf of the seller. The five-story, 84-unit community, originally completed in 2017, reported a 97% occupancy rate for the fall 2024 academic year at the time of sale. JLL’s Joe Ayers and Cliff Taylor led the team that brokered the deal.

ACQUISITION: Endeavor acquires development site near University of Arkansas. Endeavor Real Estate Group has acquired a prime development site near the University of Arkansas campus in Fayetteville, marking the company’s entry into the student housing market in the region. As part of this expansion, the Austin-based firm has also announced the hiring of student housing veteran Chuck Carroll as Principal to help scale its new platform. “Chuck has been a trusted and respected colleague for two decades and I couldn’t be happier with him joining Endeavor and helping us continue building out our student housing business,” said Jake Newman, Principal at Endeavor, who is leading the firm’s student housing division.

DEVELOPMENT: UC Berkeley makes way for 1,000-bed project. UC Berkeley moves forward with plans to demolish the last three original buildings of the Anna Head School for Girls. The decision, recently confirmed by university officials, paves the way for new student housing intended to address the school’s urgent need for beds near campus. UC Berkeley says the site will eventually house at least 1,000 students, helping the university meet its goal of adding 9,000 beds to alleviate the city’s housing crunch. So far, more than 2,400 beds have been delivered, with other major projects like the nearby People’s Park development already in the pipeline.

DEVELOPMENT: San Marcos to vote on new student housing complex. A proposed seven-story student housing complex across from the downtown H-E-B in San Marcos will go before the City Council on April 15 after the Planning and Zoning Commission voted to deny the project’s two required conditional use permits (CUPs) last month. The proposed project, backed by developer Next Chapter Properties (NCP), seeks approval for both an increase in building height—from five to seven stories—and permission to build purpose-built student housing. Shannon Mattingly, a land-use expert with the Drenner Group and former director of planning and development for San Marcos, is representing the project and has cited both private and university-conducted studies to argue that San Marcos faces a significant shortfall in student housing.

PEOPLE MOVES: University Partners brings in new Executive VP. University Partners has appointed Chris Johnson as Executive VP of Operations. “Chris’ scaled expertise in portfolio operations, revenue management and platform innovation make him an incredible addition to our leadership team,” said Travis Roberts, CEO of University Partners.
