FINANCING: Gantry arranges $14 million refinance for California asset. Gantry has secured a $14 million permanent loan to refinance a near-term maturity for a student housing property in Berkeley, within walking distance of the University of California, Berkeley campus. Tom Dao, Alex Poulos, and Toby Judge of Gantry represented the borrower, a private real estate investor, in securing the five-year, fixed-rate, nonrecourse loan from Amalgamated Bank.

ACQUISITION: IEC acquires $42.8 million portfolio near UC Davis. Interstate Equities Corp. has acquired a two-property apartment portfolio in Davis for $42.8 million from an undisclosed seller. The portfolio includes 141 units, or 357 beds, located about 2.8 miles from the University of California, Davis, and IEC plans to gradually shift leasing to a by-bedroom model, which is common in the local student housing market. Built in 1981 and 1983, the properties offer one-, two-, three-, and four-bedroom apartments averaging about 1,090 square feet.

DEVELOPMENT: Southern University approves financing for $100 million expansion. Southern University’s Board of Supervisors has approved preliminary financing for a $100 million student housing project in Baton Rouge that will add about 850 beds across two new residential buildings for both underclassmen and upper-level students. The project is meant to address strong demand for on-campus housing and replace aging dormitories, while also serving as part of a broader long-term expansion plan that could add another 2,000 to 3,000 beds in the future.

DEVELOPMENT: Landmark to break ground on 825-bed project. Landmark Properties is set to hold a groundbreaking ceremony for a new luxury student housing community in Auburn that will serve Auburn University students and the surrounding area. The development will include 825 beds across 329 units with floor plans ranging from studios to five-bedroom apartments, along with 31,000 square feet of amenities such as a clubhouse, rooftop pool, Jumbotron, grilling areas, fire pits, fitness center, sports simulator, and study lounge with a café and computer labs.
