NEWS ROUNDUP

FINANCING: Centurion recapitalizes 2,028-bed portfolio. Centurion Property Group has completed the recapitalization of a four-property, purpose-built student housing portfolio totaling 2,028 beds across key U.S. university markets. The transaction was brokered by Ryan Lang, Ben Harkrider, and Jack Brett of Newmark, working with locally licensed Newmark advisors, though financial terms were not disclosed. Aldo Facchi, managing partner of Centurion Property Group, said the deal marks an important step in the evolution of the firm’s platform and reflects its continued momentum in the student housing sector.

ACQUISITION: Tailwind acquires 543-bed community in Texas. Tailwind Group has acquired a 543-bed student housing community near Baylor University in Waco and plans a major renovation program beginning in June. Renovations are expected to be completed by November 2026, while the seller and deal terms were not disclosed.

FINANCING: Knighthead provides $39.75 million refinance for Indiana asset. Knighthead Funding has provided a $39.75 million first mortgage loan to refinance a student housing property in Bloomington located directly across from Indiana University Memorial Stadium. The asset includes 226 units and 734 beds, and the borrower, Varsity Properties, has owned and operated the community for many years. Built in the 1980s, the property continues to serve the Indiana University market.

DEVELOPMENT: RISE and University of Tampa plan 833-bed residence hall project. A public-private partnership between RISE and the University of Tampa is preparing to break ground on an 833-bed residence hall in Tampa. RISE will finance and build the 11-story project, while the university will own and operate the residence hall and RISE will handle maintenance and custodial services. Designed for first- and second-year students, the building will feature suite-style units with shared living spaces, along with amenities including study lounges, two common rooms, dining facilities, bicycle storage, and surface parking. The project will also include nearby infrastructure upgrades such as improved pedestrian and bike pathways along South Boulevard and an upgraded HART bus shelter at Cleveland Street and Fielding Avenue. The development team includes Niles Bolton Associates and Juneau Construction, and completion is planned for fall 2028.
