NEWS ROUNDUP

ACQUISITION: Article Student Living acquires 280-bed community. Article Student Living has acquired a 150-unit, 280-bed Class A student housing community in Lexington serving the University of Kentucky. The property was previously owned by Homestead Cos., while the acquisition price was not disclosed. The acquisition marks Article’s second investment along Angliana Avenue, following its 2025 acquisition with Barings of a nearby 1,060-bed property. The asset was fully preleased for both fall 2025 and fall 2026, benefiting from strong enrollment growth at the University of Kentucky, which reached nearly 39,000 students in fall 2025.

DEVELOPMENT: Core Spaces opens 2,195-bed development. Core Spaces has completed and opened a 12-story student housing development along Hillsborough Street in Raleigh ahead of the fall semester at North Carolina State University. The property includes 665 units and 2,195 beds and is currently about 69% leased, according to Morgan Cotner, senior community manager, who said the market is dealing with more student housing supply than demand but that Core Spaces expects to reach full occupancy for the 2027–2028 academic year.

DEVELOPMENT: Up Campus proposes 725-bed development. Up Campus Student Living has submitted a rezoning request and development plan for a new student-oriented apartment project near the University of Kentucky in Lexington. The proposed development would include 238 units and 725 bedrooms across several parcels near East High Street, Stone Avenue and Hagerman Court, along with a 186-space underground parking garage and rooftop pool.

PEOPLE MOVES: CRG names new SVP of Sales and Marketing. CRG has appointed Carly Shepherd as senior vice president of sales and marketing, strengthening the leasing and marketing leadership of its growing student housing and residential platform. Based in CRG’s Chicago office, Shepherd will oversee sales and marketing strategy across the firm’s Chapter portfolio nationwide.
