DEVELOPMENT: Landmark Properties JV opens 826-bed community. A JV between Landmark Properties and Peninsula Investments has opened a new 826-bed student housing community in Columbia, South Carolina, serving the University of South Carolina. The 197-unit project was developed on a 67-acre site and supported by a $58.2 million construction loan from First-Citizens Bank & Trust Co. The development team also included E + E Architecture, Landmark Construction and HPA Design Group.

DEVELOPMENT: McPherson College plans new 90,000-SF building. McPherson College is planning a new 90,000-SF apartment-style residence building, with construction scheduled to begin in January and completion targeted for fall 2028. College President Michael Schneider said the project reflects the school’s broader effort to modernize campus life and create higher-quality residential experiences, while McPherson Mayor Jim Loving said the new housing should also free up units in the local rental market.

ACQUISITION: Tailwind and Baker Tilly acquire 796-bed community. Tailwind Group and Baker Tilly have expanded their partnership through a JV acquisition of The Overlook, a 796-bed student housing community serving the University of Oklahoma. The deal builds on a relationship dating to 2022, during which the firms have invested together in student housing properties across Indiana, Iowa, Minnesota, Missouri and Kansas, with Tailwind handling property management and operations. Nick Rhode, vice president of acquisitions at Baker Tilly, said the acquisition marks the next phase of the partnership, while Brandon Smith, president and CEO of Tailwind Group, said the opportunity builds on a shared vision and strong execution track record. The property will undergo a comprehensive renovation beginning in fall 2026.

DEVELOPMENT: UCSB advances 2,224-bed project. UC Santa Barbara is advancing construction on the San Benito student housing project, one of two major developments that together will add more than 3,500 beds and allow the university to meet the housing target established in its 2010 Long Range Development Plan. The project will include 2,224 beds across seven buildings ranging from six to eight stories, with apartment-style four-bedroom, two-bedroom and studio units arranged around landscaped courtyards. The project is scheduled to open in fall 2027 and, together with the East Campus housing development, is expected to allow UCSB to guarantee two years of housing for incoming freshmen and transfer students.
