NEWS ROUNDUP

DEVELOPMENT: Deven Group, Kayne Anderson break ground on 755 beds. Development Ventures Group (Deven Group) and Kayne Anderson Real Estate have started construction on a 243-unit, 755-bed student housing community less than half a mile from the University of Mississippi. The 370,000-square-foot development will feature cottages, townhomes, and flats, with furnished 1- to 4-bedroom units that include premium finishes and porch swings. Amenities will include a resort-style pool with cabanas and jumbotron, volleyball and pickleball courts, indoor/outdoor fitness centers, sauna and cold plunge, private study areas, curated lounges, yoga/spin studio, golf simulator, food truck court, and a 3,000-square-foot indoor event venue for Greek and community events. Deven Group is partnering with Kayne Anderson Real Estate, BMO Bank (construction lender), and BirdDog/Christa Development, with Baker Barrios Architects designing the project and Montgomery Martin Contractors as builder. Completion is scheduled for summer 2027. Thomas Cunningham, CEO of Deven Group, said Oxford’s market is “99% occupied” and among the most pre-leased Power-4 student housing markets in the U.S. Ken Carl, Senior Managing Director at Kayne Anderson, emphasized continued demand in the sector and the importance of the Ole Miss market.

DEVELOPMENT: LV Collective begins leasing 48-story Paseo tower in Texas. LV Collective has launched leasing at Paseo, a 48-story, 557-unit apartment tower at 80 Rainey St. in downtown Austin. The high-rise offers studio, one-, two-, and three-bedroom apartments, along with four penthouses. Amenities include a 12th-floor pool, deck, and bar with views of Lady Bird Lake, a ground-level café and bar, a fitness center with yoga studio, cold plunge, and saunas, plus two floors of coworking space with private pods and conference rooms. Monthly rents begin in the $1,900s for studios. Construction started in early 2023 and full completion is slated for October 2025.

DEVELOPMENT: LV Collective, Virtus Real Estate Capital open Ohio property. LV Collective and Virtus Real Estate Capital have opened Rambler Columbus, a 379-unit, 889-bed student housing community less than a three-minute walk from The Ohio State University’s main quads. The 407,465-square-foot project offers a mix of studios to six-bedroom units, plus two-level, two-bedroom townhomes. Amenities include private study spots, conference rooms, a fitness center, yoga studio, sauna, cold plunge pool, pet spa, and a pool deck with Jumbotron, grilling area, and firepits. Onsite retail features Daydreamer Café and the Victory Lap sports bar, with an additional 4,000 square feet of retail space available. The project team included Elford Inc. (general contractor), OZ Architecture (architect), Variant Collaborative (interior designer), E.P. Ferris (civil engineer), and Realm Collaborative (landscape architect).

DEVELOPMENT: Core Spaces to break ground on South Carolina complex. Core Spaces will soon break ground on ōLiv Columbia, a 2,350-bed mixed-use development located at 1401 Main St. near the University of South Carolina campus. The project features two towers: a 27-story market-rate apartment building and a 22-story student housing tower, along with a 1,600-space parking garage and ground-floor retail. Construction is scheduled to begin this fall, with completion expected by summer 2028. The development team includes Juneau Construction Co. and Dwell Design Studios.
