NEWS ROUNDUP

ACQUISITION: HH Group acquires 212-bed community. HH Group has acquired a 197-unit, 212-bed student housing community in Washington, D.C., adjacent to George Washington University, through its HH Fund investment arm. The purchase price was not disclosed, and the property will be rebranded as Haven on K. The asset last traded in 2017, when the Los Angeles County Employees Retirement Association acquired it for about $119.5 million. The acquisition brings HH Group’s Washington-area student housing portfolio to three properties.

DISPOSITION: Marcus & Millichap brokers $16.5 million sale. Marcus & Millichap has arranged the $16.5 million sale of two student housing properties in Clemson, South Carolina, totaling 146 units. Drew Babcock, managing director investments in the firm’s Columbia office, represented seller Pierce Education Properties and procured a South Carolina-based buyer. Babcock said the assets offered an attractive basis in a strong student housing market and drew interest from buyers nationwide. Built in 1998 and renovated in 2022, the properties include two- and three-bedroom apartments and are currently leased by the bed, with the option for the new owner to convert them to a conventional rent-by-unit model.

DEVELOPMENT: Morrison Avenue completes 128-bed community. Morrison Avenue Capital Partners has completed a 128-bed student housing community near Auburn University in Alabama. The property offers four- and five-bedroom townhomes with bed-to-bath parity and attached garages. The development team included Lauderdale Architecture + Development and Reed Construction, while 360 Property Management will operate the community on behalf of Morrison Avenue.

DEVELOPMENT: Landmark delivers 397-bed community in Colorado. Landmark Properties has delivered a 397-bed off-campus student housing community in Fort Collins, Colorado, developed in partnership with Silverpeak Real Estate Partners and Peninsula Investments. Jason Doornbos, chief development officer at Landmark Properties, said the project highlights the firm’s vertically integrated capabilities after the partners took over a stalled development, restarted construction and welcomed first residents beginning Aug. 1.
