NEWS ROUNDUP

ACQUISITION: Landmark, Peninsula, and Liberty Mutual acquire 642 beds. A JV between Landmark Properties, Peninsula Investments and Liberty Mutual Investments has acquired a 642-bed student housing community in Oxford, Mississippi, from Shore to Shore Properties. Walker & Dunlop brokered the sale, while TSB Capital arranged acquisition financing. Completed in 2016, the 216-unit property sits about 1 mile south of the University of Mississippi campus and includes eight residential buildings spread across more than 37 acres.

DEVELOPMENT: TCU, ACC and Beck Group top out 2,500-bed development. Texas Christian University, American Campus Communities and The Beck Group have reached the topping out milestone on a major on-campus residential development in Fort Worth. The project will deliver more than 2,500 beds across pod-style residence halls for first-year students and townhome-style housing for sophomores, with opening planned for fall 2027. Designed with Robert A.M. Stern Architects, the development is being delivered through a third-party, fee-based structure while TCU retains ownership.

DISPOSITION: Colliers arranges sale of West Los Angeles asset for $8.5 million. Colliers completed the $8.5 million sale of a 16-unit multifamily property at 1775 Beloit Ave. in West Los Angeles, with UCLA Housing Group acquiring the asset through a court-appointed receivership process and planning to convert it into student housing. Kitty Wallace, vice chair at Colliers, represented both UCLA Housing Group and seller Enterprise Bank. Built in 2023, the seven-story co-living property totals about 18,000 square feet and includes 48 beds, with the transaction equating to $531,250 per unit and roughly $472 per square foot.

ACQUISITION: Article Student Living acquires 280-bed community in Kentucky. Article Student Living has acquired a 150-unit, 280-bed Class A student housing community in Lexington serving the University of Kentucky, with Homestead Cos. identified as the previous owner and the purchase price undisclosed. Delivered in 2024, the property offers one-, two- and four-bedroom units and amenities including study rooms, a fitness center, pool, tanning beds, coffee bar and clubhouse. The acquisition marks Article’s second investment on Angliana Avenue, following its 2025 purchase with Barings of a nearby 1,060-bed community. The asset was 99.3% preleased for fall 2024 and fully preleased for both fall 2025 and fall 2026, supported by strong enrollment growth at the University of Kentucky, which reached nearly 39,000 students in fall 2025.
