DEVELOPMENT: Core Spaces unveils plans for towers near University of South Carolina. Core Spaces has announced plans for ōLiv Columbia, a large-scale mixed-use development featuring 2,350 student housing beds and 720 market-rate residential units in downtown Columbia, South Carolina. The project will rise just steps from the University of South Carolina, and will include ground-floor retail and a 1,600-space parking garage. The development will span two towers, reaching 22 and 27 stories, making it one of the most ambitious student-focused urban redevelopments in the region. Construction is set to begin this fall, with completion expected by summer 2028. Juneau Construction Company has been tapped as general contractor, and Dwell Design Studios is serving as the architect. “That early transparency and collaboration led to a positive outcome,” said Doug Tichenor, Senior Director of Entitlements at Core Spaces, noting that the project transforms a long-underutilized surface lot into a productive asset for downtown.

DEVELOPMENT: Carter and Front Street Capital break ground on student housing project. Carter and Front Street Capital have officially broken ground on Creekside at The Grounds, a 229-unit, 521-bed purpose-built student housing community adjacent to Wake Forest University. This marks the first vertical development in The Grounds, a 100-acre master-planned, mixed-use district set to redefine Winston-Salem’s sports and entertainment corridor. “This is the first of several transformative projects that will define the future of The Grounds,” said Adam Parker, SVP at Carter. “Creekside is unlike anything else in our market,” added Coleman Team, President of Front Street Capital. “It’s a bold first step in supporting Wake Forest students while connecting them to a broader community.” Designed by The Preston Partnership and built by Brasfield & Gorrie, the project is set for Fall 2027 delivery. Stimmel Associates is the engineer of record. Financial backing comes from Kayne Anderson Real Estate and Truist Financial Corporation, with Creekside anchoring a Phase One investment of over $215 million. Additional office and retail components of The Grounds are scheduled to break ground in early 2026.

DEVELOPMENT: Landmark Development secures final approval for Samford University project. The Homewood City Council granted final approval for Landmark Development to move forward with construction of the Bulldog District, a new residential project on Samford University’s campus that will include three modern residence halls, new parking facilities, and enhanced infrastructure.

PEOPLE MOVES: The Dinerstein Cos. names new CFO. The Dinerstein Cos. has promoted Maria Gomelsky to Chief Financial Officer, succeeding David Glaser, who is retiring after a seven-year tenure. Gomelsky, who joined the firm in 2021 as Chief Accounting Officer, will now lead the company’s financial strategy, capital planning, and treasury operations. President and Partner John Caltagirone praised the move, stating, “Maria combines technical expertise with strategic vision, and I’m confident she will elevate TDC’s financial operations.”
