DISPOSITION: Tampa community sells for $21.08 million near USF. A 300-unit student-oriented apartment community near the University of South Florida has sold for $21.08 million. ULake Apartments acquired the roughly 11-acre property at 14200 Bruce B. Downs Blvd. from Core SVA Tampa Bruce and simultaneously recorded a $22 million mortgage with KeyBank National Association.

FINANCING: TSB arranges refinance for 530-bed student housing. TSB Capital Advisors has arranged a floating-rate bridge loan to refinance a 252-unit, 530-bed student housing high-rise serving Arizona State University in Tempe. The financing was secured on behalf of Trinitas and Harrison Street Asset Management, with PGIM providing the debt. Stephen Hovanec of TSB Capital Advisors said the deal reflects institutional demand for high-quality student housing near major public universities and required lender confidence in both the property and its sponsors.

DEVELOPMENT: University of St. Thomas breaks ground on 400-bed residence hall. The University of St. Thomas has broken ground on a new 400-bed residence hall on its Houston campus. The 95,000-square-foot development will offer two-, three-, and four-bedroom configurations designed for single or double occupancy, along with two staff apartments. Planned amenities include a dedicated chapel and prayer room, a courtyard, multi-use lounges, and collaborative study areas. The design team includes Corgan and The Lawrence Group. A completion date was not disclosed.

DEVELOPMENT: Landmark and Peninsula open 826-bed community. A JV between Landmark Properties and Peninsula Investments has opened a new 826-bed student housing community serving the University of South Carolina, with the property now welcoming its first residents. The partners broke ground on the 197-unit development in July last year after acquiring the 67-acre site a month earlier, and the project was supported by a $58.2 million construction loan from First-Citizens Bank & Trust Co. The development team also included E + E Architecture, Landmark Construction and HPA Design Group.
