NEWS ROUNDUP

FINANCING: Canyon Partners provides bridge refi for 614 beds. Canyon Partners provided senior bridge financing to refinance a 2024-built, Class A student housing community serving Florida State University, backing a joint venture led by Up Campus Student Living and BLG Capital Advisors. Stephen Bus, Managing Partner at Up Campus Student Living, said the Canyon financing provides an efficient refinancing solution while preserving flexibility as the asset nears lease-up, while Matt Tuthill, Senior Director at BLG, said the deal reflects continued appetite for high-quality student housing supported by experienced sponsors.

FINANCING: Article Student Living refinances 720-bed housing near UC Berkeley. Article Student Living has refinanced a two-phase, 720-bed student housing community serving University of California, Berkeley, with JLL Capital Markets arranging the financing through funds managed by Oaktree Capital Management.

DISPOSITION: CBRE arranges sale of Tennessee asset. CBRE has arranged the sale of Memphis Southern, a 435-bed complex serving University of Memphis. CBRE’s Jaclyn Fitts, William Vonderfecht, Casey Schaefer, Carson Ford, Brad Peters, and Victoria Langston handled the sale.

DEVELOPMENT: Subtext and Larson break ground on high-rise near Texas A&M. Subtext, in partnership with Larson Capital Management, has broken ground on a 1,193-bed student housing development near Texas A&M University in College Station. The 21-story, 392-unit high-rise will be built in the Northgate Entertainment District less than two blocks from campus, delivering studio through five-bedroom layouts.
