NEWS ROUNDUP

FINANCING: Oaktree refinances 720-bed UC Berkeley student housing. JLL Capital Markets arranged a takeout refinancing for Article Student Living’s IDENTITY Logan Park, with financing provided by funds managed by Oaktree Capital Management. Katy Mao of Oaktree’s real estate debt team cited Berkeley’s high-barrier, limited-supply dynamics as a key factor supporting lender appetite.

DEVELOPMENT: Medical College of Pittsburgh plans first on-campus housing. Medical College of Wisconsin is planning its first on-campus student housing community, The Commons at MCW, a 270-unit, four-story project on an MCW-owned site in Wauwatosa. Opening is targeted for spring 2028.

DEVELOPMENT: University of Pittsburgh plans 400-bed dorm. University of Pittsburgh is planning a new 400-bed, traditional-style residence hall for first-year students. The project is in a design-build selection process, with interviews this month and a final team selection expected in the spring, followed by Board of Trustees review in May. If approved, design and construction would begin immediately, targeting completion in summer 2028 for student move-in that fall.

DEVELOPMENT: University of Virginia advances $160 million housing project. University of Virginia is progressing with upperclassmen housing at its Ivy Corridor expansion, which will include two six-story residence halls delivering between 750 and 800 beds at the intersection of Emmet Street and Ivy Road. Approved in February 2025 by the Board of Visitors Buildings and Grounds Committee, the $160 million project responds to an 81% increase in upperclassmen on-Grounds housing applications between Fall 2021 and Fall 2025, according to university spokesperson Bethanie Glover.
