NEWS ROUNDUP

ACQUISITION: Henderson Park and Student Quarters acquire 528 beds. Henderson Park and Student Quarters have acquired The Thompson, a 528-bed, 132-unit garden-style student housing community in San Marcos serving Texas State University. Nick Weber (CEO & Founder, Henderson Park) said the deal marks the firm’s Texas entry, while Andy Feinour (CEO & Founder, Student Quarters) cited a value-add plan to elevate the property’s position. CBRE brokered the sale and debt.

DISPOSITION: JLL brokers sale of 376 beds. JLL has completed the sale of Live on Hillsborough, a 203-unit, 376-bed student housing community serving North Carolina State University in Raleigh. JLL represented the sellers, TPG Angelo Gordon and Horizon Realty Advisors. The JLL team was led by Teddy Leatherman, Scott Clifton, Kevin Kazlow, and Alex Nordlinger.

DEVELOPMENT: Greystar forms JV with Japanese investors. Louis R. Winski Investments has arranged a joint venture between Greystar Development and the U.S. subsidiaries of Kanden Realty & Development and Tokyo Tatemono to develop a 310-unit, 606-bed student housing community at the gateway entrance to San Diego State University’s main campus.

DEVELOPMENT: Compton College advances modular student housing project. Compton College has completed installation of all prefabricated modular units for a new on-campus student housing complex, marking a major construction milestone one year after breaking ground in early 2025. The $83 million project will deliver 151 one- and two-bedroom suites across interconnected three-story buildings on a 2.8-acre site, housing up to 251 homeless and low-income students. Designed by HPI Architecture and funded largely by $80+ million in AB 183 state grants, the development is centered around a landscaped courtyard and is expected to be completed in Summer 2027.
