ACQUISITION: Monument Square JV acquires 548-bed portfolio. A JV between Monument Square and Koch Real Estate Investments has acquired a four-property student housing portfolio near the University of Illinois Urbana-Champaign in Champaign. The portfolio comprises four mid-rise communities developed between 2012 and 2017, totaling 548 beds across 212 units with one- to four-bedroom layouts. The assets were 97.9% occupied for the 2025–2026 academic year, and the new ownership plans to begin deferred maintenance along with select unit and amenity upgrades imminently. The seller and transaction terms were not disclosed.

ACQUISITION: Shidler Group acquires 762-bed asset for $115 million. Shidler Group has acquired a 762-bed student housing community in Sacramento, California, for $115 million, or roughly $151,000 per bed. The 223-unit asset was sold by a joint venture between AECOM-Canyon Partners and The Martin Group, which completed the property in 2022 using proceeds from a $73.3 million loan from Banc of California.

DEVELOPMENT: Henderson Park and Landmark Properties break ground on Charleston project. A JV between Henderson Park and Landmark Properties has broken ground on a six-story student housing development in downtown Charleston that will deliver 99 units and 335 beds near the College of Charleston. The project marks Landmark Properties’ first student housing development in Charleston and is scheduled for completion in August 2027. Chase Powell, senior director of development at Landmark Properties, said the project targets an underserved market for purpose-built student housing within walking distance of campus.

PEOPLE MOVES: CLS Living appoints new VP of Business Development. CLS Living has hired Daniel Benoit as vice president of business development, tasking him with leading national growth initiatives, new partnership acquisition, and expansion across the firm’s student housing and multifamily platforms. Elliot Tamir, Co-Founder and Co-CEO of CLS Living, said Benoit’s experience across student and conventional housing supports the company’s focus on delivering a high-quality resident and client experience as it scales nationally.
