NEWS ROUNDUP

ACQUISITION: Inland and Scion acquire 489-bed asset. Inland and The Scion Group have acquired Fuse, a 489-bed, 229-unit student housing community in West Lafayette, Indiana. The acquisition was part of a three-property portfolio including assets in Waco, Texas, and Charlottesville, Virginia. Mark Cosenza and David Neboyskey of Inland completed the transaction for an Inland affiliate. TSB Capital Advisors advised the buyers, TSB Realty represented the sellers, and Walker & Dunlop arranged fixed-rate financing through Freddie Mac.

DEVELOPMENT: Core Spaces breaks ground on 2,352-bed mixed-use project. Core Spaces has closed construction financing and broken ground on ōLiv Columbia, a 2,352-bed, 723-unit mixed-use development in downtown Columbia, scheduled for delivery in summer 2028. Affiliates of Apollo provided construction financing, with Newmark advising on the debt and Juneau Construction Company serving as general contractor. Austin Pagnotta, director of acquisitions at Core Spaces, expressed a lot of enthusiasm for the project.

DEVELOPMENT: Landmark and Manulife to develop 259-unit community in Michigan. Landmark Properties has partnered with Manulife Investment Management and Peninsula Investments Group to develop The Metropolitan, a 259-unit student housing community adjacent to the University of Michigan in Ann Arbor. Jason Doornbos, chief development officer of Landmark Properties, said the project will address steady enrollment-driven demand near campus, while Jonathan Kimball, associate director at Manulife IM, cited strong market fundamentals and the site’s proximity to the university.

DEVELOPMENT: Subtext plans 754-bed development near University of Miami. Subtext plans to replace a 1947-era 48-unit apartment complex with a seven-story, 754-bed student housing project near the University of Miami. The proposal includes 263 units, a ground-floor coffee shop, 428 parking spaces, and a fourth-floor amenity deck with a pool, hot tubs, padel courts, yoga and game lawns, and a fitness center.
