NEWS ROUNDUP

ACQUISITION: F6 Partners to acquire 251-bed asset. F6 Partners has entered into a contract to acquire a 251-bed student housing property, with the transaction expected to close on July 31. The acquisition will be the second investment for the firm's Student Housing Fund, which pursues a value-add strategy focused on Power Four universities with growing enrollment and constrained housing supply. The fund is targeting an 18% net limited partner IRR, an 8%+ cash yield, and a 2.2x multiple on invested capital (MOIC).

DEVELOPMENT: CCI begins leasing 95-bed community. CCI Real Estate has begun leasing 740 Techwood, a 95-bed student housing community located near the Georgia Tech campus in Atlanta. Developed in partnership with the Georgia Baptist Mission Board, the 64,000-square-foot project will replace the existing Baptist Collegiate Ministries (BCM) building at 740 Techwood Drive. The five-story development will feature 55 fully furnished units in studio, one-, and two-bedroom floorplans, along with amenities including an onsite coffee shop, study lounges, study areas, and a private outdoor courtyard with a fire pit. True North Cos. is serving as the general contractor. CCI secured $18 million in construction financing for the project last year, with completion scheduled ahead of the 2027–2028 academic year.

DEVELOPMENT: Greystar, Penn State and JLC break ground on 1,505-bed development. Greystar, Penn State, and JLC Infrastructure have closed on University Drive, a 1,505-bed student housing development at Pennsylvania State University’s main campus in State College, Pennsylvania. Construction began recently on the project, which marks Penn State’s first public-private partnership student housing development, as well as Greystar’s second student housing investment through its infrastructure platform and its third student housing partnership with JLC Infrastructure. The first phase is scheduled for completion in May 2028, with the second phase expected ahead of the fall 2029 semester.

PEOPLE MOVES: GSA appoints Paddy Allen to lead new Investor Solutions divison. Global Student Accommodation (GSA) has appointed Paddy Allen as Global Head of Investor Solutions, leading the company’s newly established Investor Solutions division. The new division is designed to strengthen GSA’s capital formation strategy by leveraging the firm’s institutional relationships and expertise across The Dot Group to support future growth and broaden its investment offerings. Nick Porter, CEO and Founder of The Dot Group and GSA, said Allen’s experience, including his previous role as CEO of Kinetic Capital, will help expand GSA’s relationships with institutional investors and enhance its investment platform.
