NEWS ROUNDUP

FINANCING: Beachwold Residential record $176.6 million construction loan. Beachwold Residential has secured a $176.6 million construction loan from Affinius Capital for The Place at Alafaya, a 1,395-bed student housing redevelopment near the University of Central Florida in Orlando, Florida. The financing, arranged by JLL, is the largest private residential construction loan in Orlando's history. Mona Carlton, Elliott Throne, Joshua Odessky, Michael Romero, JJ Hovenden, and Luke Maganas of JLL arranged the debt placement on behalf of Beachwold. The project will replace a former 36-building community with 484 units across two phases, with the first 809-bed phase expected before the 2028-2029 academic year and the second 586-bed phase targeted for 2029-2030.

FINANCING: Harrison Street JV secures refinancing. A JV between Trinitas Ventures and Harrison Street Asset Management has secured a floating-rate bridge loan to refinance Atmosphere Tempe, a 530-bed student housing community near Arizona State University in Tempe, Arizona. TSB Capital Advisors arranged the financing, while PGIM originated the loan.

FINANCING: Subtext and Appian refinance 547-bed community. A JV between Subtext and Appian Capital has secured refinancing for VERVE Boise, a 547-bed student housing community serving Boise State University in Boise, Idaho. Harrison Street Asset Management arranged the loan for the property, which was completed in 2023 and was 98% leased at the time of the financing.

DEVELOPMENT: Jacksonville State and RISE open 720-bed student housing. A public-private partnership between Jacksonville State University and RISE has opened West Campus Village, a 720-bed student housing community on the university's campus in Jacksonville, Alabama. The 250,000-square-foot, four-story development features 206 apartment- and suite-style units designed for upperclassmen, along with meeting rooms for student organizations, study spaces, social lounges, and a top-floor gameday lounge overlooking the university's baseball and soccer fields. Niles Bolton Associates served as the architect, while Choate Construction was the general contractor for the project.
