DISPOSITION: Walker & Dunlop arranges sale of 482 beds. Walker & Dunlop has arranged the sale of Villagio, a 482 beds complex serving the Texas State University. The property was sold by 29th Street Capital, whereas Palladius was the buyer. The transaction involved the following individuals: from Walker & Dunlop — Chris Epp, Matthew Chase, Craig Miller, Holden Penn, Ben Sarna, Sarah Foronda, Naomi Bludworth, Will Baker, William Shell, Mike Shropshire, Doug McDaniel, Patrick Short, Caly Colvill, Geoffrey Smith, and Michael Dunsheath; from 29th Street Capital — Dan Howard; and from Palladius — Afshin Kateb, George Knight, and Nancy Ngai.

DEVELOPMENT: University of Utah breaks ground on $155 million complex. The University of Utah has officially broken ground on a $155 million student housing development. Developed through a public-private partnership with American Campus Communities (ACC), the project will deliver 1,400 new beds across two six-story buildings. ACC will own a leasehold interest under a 55-year lease agreement with two optional 10-year extensions, while the university will manage dining and community programming. The complex is scheduled to open in Fall 2026.

DEVELOPMENT: Core Spaces proposes project in Colorado. Core Spaces is seeking approval for a student housing project on the Naropa University campus. The developer stressed its intent to align with community values and integrate the project into the neighborhood fabric.

PEOPLE MOVES: Collegiate Housing Foundation appoints two new Executive Vice Presidents. The Collegiate Housing Foundation (CHF) has named Michael Baird and Sara Russell as Executive VPs, marking a strategic expansion of its leadership team. Baird will serve as Executive VP of Operations and Strategy, where he will lead the development and execution of CHF’s strategic and operational initiatives to strengthen overall performance and organizational effectiveness. Russell will take on the role of Executive VP of Business Development and Transactions, focusing on expanding CHF’s impact through a robust growth strategy and transaction pipeline aligned with the firm’s nonprofit mission. Headquartered in Fairhope, Alabama, CHF is a pioneering 501(c)(3) nonprofit that supports colleges and universities nationwide in financing, developing, and acquiring student housing, dining, and related campus infrastructure. The addition of Baird and Russell reflects CHF’s continued commitment to its mission and its growing role in the evolving higher education real estate landscape.
