NEWS ROUNDUP

ACQUISITION: Hackberry Lane expands with six acquisitions. Hackberry Lane has closed six separate student housing acquisitions in Gainesville, Florida, and Fayetteville, Arkansas, adding about 400 beds across townhome, cottage, and boutique apartment properties. The deals increase the firm’s owned portfolio to roughly 2,000 beds across more than 20 transactions since launching in 2023.

ACQUISITION: PCCP and Dinerstein acquire 1,128-bed portfolio near Texas A&M. A JV between PCCP and The Dinerstein Companies has acquired two adjacent purpose-built student housing communities in College Station totaling 1,128 beds and rebranded them as Sterling College Station. The properties, formerly known as 2818 Apartments and Parkway Place, include 350 units across a 44-acre site and serve students attending Texas A&M University. This marks PCCP’s first student housing joint venture with Dinerstein, a longtime partner across its debt and equity platforms.

DISPOSITION: Triad sells two-property portfolio near Iowa State. Triad Real Estate Partners has completed the sale of the Stritzel Portfolio, a two-property student housing portfolio located steps from Iowa State University in Ames, Iowa. Situated in the Campustown neighborhood, the portfolio includes a mix of two-, three-, and four-bedroom apartments with bed-to-bath parity and strong walkability to campus.

DEVELOPMENT: Carter and Front Street break ground on 521-bed community. Carter and Front Street Capital have started construction on Creekside at The Grounds, a purpose-built student apartment community in Winston-Salem that marks the first vertical development within The Grounds mixed-use district next to Wake Forest University. Backed by Kayne Anderson Real Estate and Truist Financial, the project is the first phase of a broader development plan expected to exceed $215 million. Adam Parker of Carter said Creekside is the first of several projects that will shape the future of The Grounds, while Coleman Team of Front Street Capital said the community is designed to give students walkable access to campus, retail, trails, football games, and concerts.
