NEWS ROUNDUP

M&A: The Scion Group to acquire Student Quarters. The Scion Group has agreed to acquire the operating business of Student Quarters, an Atlanta-based student housing owner with interests in approximately $1.5 billion of assets across the U.S. Student Quarters’ portfolio includes 29 assets totaling nearly 13,000 beds across 21 campuses. The deal is expected to close in Q3, with Scion funding the transaction from its own balance sheet without third-party capital or financing. Scion will retain Student Quarters’ Atlanta office, while Student Quarters CEO Andy Feinour and the executive team will join Scion on a transitional basis.

M&A: New Mountain Capital to acquire Asset Living. New Mountain Capital has agreed to acquire Asset Living, a Houston-based residential property management company, in a transaction valued at more than $2 billion Asset Living is currently owned by Roark Capital, which had been working with William Blair to explore a sale. The deal will see New Mountain acquire the company alongside CEO Ryan McGrath, who is expected to remain involved after the transaction, and includes Asset Living’s owned real estate assets and proprietary technology platform.

DEVELOPMENT: UW Tacoma selects Maslow’s Campus Communities for $115 million expansion. University of Washington Tacoma has selected Maslow’s Campus Communities as developer and operator for a planned $115 million student housing and dining expansion. The proposal, pending UW Board of Regents approval in January, includes a 124,000-square-foot residence hall with approximately 300 beds, a 17,000-square-foot dining hall, and the acquisition and renovation of the 128-unit Court 17 apartment building. The development team includes SERA Architects and Walsh Construction Co. If approved, preliminary site work would begin next spring, full construction would start later in 2027, and completion is expected in late 2029. Maslow’s was founded in 2024 by Bill Bayless, co-founder and former CEO of American Campus Communities.

DEVELOPMENT: Gilbane opens leasing office for Kentucky complex. Gilbane Development has opened the temporary leasing office for MXWL, a new student housing community near the University of Kentucky. MXWL is scheduled to open in Fall 2027. Katy Moore, Director of Leasing at Gilbane Development, said the community is designed to support modern student living and academic success, while Mike Apt, Development Director at Gilbane Development, said leasing gives students the chance to secure space ahead of expected demand.
