NEWS ROUNDUP

ACQUISITION: Balfour Beatty acquires 288-bed property in South Carolina. Balfour Beatty Communities has acquired Clemson Village, a 96-unit, 288-bed student housing community serving Clemson University in Clemson, South Carolina. Lisa Dailey, Senior Vice President of Multifamily Acquisitions at Balfour Beatty Communities, said the acquisition aligns with the company’s strategy of investing in high-performing university markets and cited Clemson University’s enrollment growth and demand for off-campus housing.

FINANCING: Gilbane raises $31.4 million for project in Oklahoma. An affiliate of Gilbane Development has closed a $31.4 million private-equity raise for an off-campus student housing development near the University of Oklahoma in Norman, Oklahoma. Gilbane is partnering with Coleraine Capital Group on the project, with capital raised from 18 accredited investors through a Delaware-registered LLC. The development is expected to break ground this month and be completed in Fall 2028.

DEVELOPMENT: Landmark breaks ground on 148-unit development. Landmark Properties, in partnership with HC2 Capital and Peninsula Investments, has broken ground on The Retreat at Boone, a 148-unit student housing community serving App State University in Boone, North Carolina. Chase Powell, Senior Director of Development at Landmark Properties, said the project addresses a lack of new purpose-built student housing supply in Boone and will offer students more space, privacy, and connection to campus. The community is expected to be ready by summer 2027.

DEVELOPMENT: Gilbane opens leasing office for Florida property. Gilbane Development has opened the temporary leasing office for Zaya, a new student housing community near the University of Florida in Gainesville. Scheduled to open in Fall 2027, Zaya will be located within walking distance of UF and near campus landmarks including the Reitz Union and Ben Hill Griffin Stadium. Katy Moore, Director of Leasing at Gilbane Development, said Zaya is designed to support students’ academic goals, well-being, and campus connection, while Conor O’Halloran, Development Manager at Gilbane Development Company, said the leasing office gives students an early opportunity to secure housing in Gainesville’s competitive student market.
