ACQUISITION: Morgan Stanley and Scion Group JV acquires $262 million portfolio in Mississippi. A JV between Morgan Stanley Real Estate Investing and The Scion Group has entered into a $262 million agreement to acquire a student housing portfolio totaling more than 2,000 beds in Oxford, Mississippi. The deal further cements both groups' deepening footprint in the resilient student housing sector. Financing for the acquisition was arranged by TSB Capital Advisors. The first transaction under the agreement has already closed: the JV acquired College Town Oxford, a cottage-style community located at 2405 Anderson Road, featuring 1,018 beds across 166 buildings. The seller was Tailwind Group. The joint venture plans to complete five additional acquisitions in the third quarter of 2025. These will include a garden-style community located south of the University of Mississippi (Ole Miss) campus, as well as four smaller buildings in downtown Oxford.

ACQUISITION: WF Investments acquires two Minneapolis properties for $55 million. WF Investments has acquired two student housing properties—The Bridges Dinkytown and The Knoll Dinkytown—for a combined $55 million, according to recently filed certificates of real estate value. The purchases, priced at $33 million and $22 million respectively, mark WF’s entry into the Twin Cities market. The two buildings, located within a quarter-mile of each other on University Avenue SE, serve students from the University of Minnesota Twin Cities campus. Built by Doran Cos., The Bridges includes 210 units, while The Knoll offers 101 units, putting the combined per-unit sale price at approximately $176,848.

DEVELOPMENT: LV Collective and Harrison Street to develop Maryland project. LV Collective and Harrison Street have unveiled plans for Rambler College Park, a new mixed-use student housing development just a mile from the University of Maryland in College Park. The project will include 1,003 beds across 288 units, alongside retail and community spaces, and is slated for delivery in fall 2027. Project collaborators include WDG Architecture, John Moriarty & Associates as general contractor, and Variant Collaborative for interior design.

DEVELOPMENT: Virginia State University to add 454 beds. Virginia State University (VSU) has unveiled plans for a new 110,000-square-foot residence hall, set to open in Spring 2026, that will add 454 beds to its on-campus housing inventory. The project marks VSU’s first new residence hall in over a decade and responds to a surge in student enrollment that has now surpassed 5,000 students.
