DISPOSITION: Salient arranges sale of 94 beds. Salient Realty Group has arranged the sale of Spring Street Lofts, a 94-bed asset serving Saint Louis University. Salient’s Garen Lafser, Tim McCarthy, and James Anderson handled the transaction.

DISPOSITION: Transwestern brokers sale of $16.5 million asset. University Flats, a 262-bed student housing community serving the University of Northern Colorado in Greeley, Colorado, has sold for $16.5 million. The buyer was an entity operating as 1758 6th Avenue, which acquired the property at a price of approximately $62,879 per bed. The transaction was brokered by Mike McGaughy, Jon Kleinberg, and John Blackshire of Transwestern’s National Student Housing team, who represented the undisclosed seller through the RI Marketplace commercial real estate auction platform.

FINANCING: Student Quarters secures $63.8 million refinance for Mississippi asset. Student Quarters has secured $63.8 million in refinancing for The Vista Starkville, an 820-bed student housing community serving Mississippi State University in Starkville, Mississippi. QuadReal Property Group originated the three-year floating-rate loan, while JLL arranged the financing. JLL’s Gregg Shapiro, Mike Brady, Sam Tarter, Christian Johnston, and Connor McCarthy represented Student Quarters in arranging the financing transaction.

DEVELOPMENT: Stratus Development breaks ground on 411-bed expansion. Stratus Development has broken ground on Phase II of Puritan Mill, a student housing expansion that will add 411 beds near the University of Georgia campus in Athens, Georgia. The new phase follows the successful delivery of Puritan Mill I in 2023 and will feature townhomes with two-, three-, and four-bedroom floor plans.
