DEVELOPMENT: Stan State to break ground on Village 4 to expand on-campus housing. California State University, Stanislaus (Stan State) will begin construction on Village 4, a new 120-bed student housing building, with completion expected by June 2027. Backed by a $30 million state grant, the project is designed to meet growing housing demand and enhance campus life for first-year students and others. Unlike the university’s existing apartment-style housing, Village 4 will adopt a traditional dorm-style layout with interior hallways and enclosed pod-style suites housing eight students each.

DEVELOPMENT: The College of Charleston unveils plans for 1,200 beds. The College of Charleston is set to expand its student housing portfolio with Coming Street Commons, a 1,200-bed residential complex. Designed to support first-year students and relieve pressure on surrounding neighborhoods, the development aims to improve student engagement while fostering stronger community ties. “This is a much-needed addition to our campus,” said President Andrew T. Hsu.

MARKET: Kayne Anderson CEO: Market uncertainty creating big opportunity in top-tier student housing. Despite macroeconomic headwinds and tightening credit conditions, Kayne Anderson CEO Al Rabil believes purpose-built student accommodation—particularly at top-tier U.S. universities—is outperforming and poised for strong long-term returns. In an interview discussing the firm’s strategy, Rabil emphasized that large public universities, especially those in the Power Four athletic conferences, are largely insulated from enrollment declines. “Enrollment fluctuations are somewhat irrelevant at the top-tier public universities,” he said, citing record applications, migration trends, and persistent under-supply of housing. Meanwhile, new supply is down 30–70% in many university markets, exacerbated by tariffs, construction challenges, and limited credit availability. With demand soaring and supply shrinking, Rabil says the sector is entering “an inflection point,” presenting “a great environment for premier assets.”
