DEVELOPMENT: Core Spaces plans major 3,500-bed expansion. Core Spaces plans to significantly expand its presence near the University of Illinois Urbana-Champaign with three new purpose-built student housing developments that together will deliver more than 3,500 beds between 2028 and 2031. The expansion builds on the firm’s existing footprint in Champaign, where it previously developed Hub Champaign and Hub Champaign Daniel and added more properties along Green Street in 2025. Marc Lifshin, CEO and co-founder of Core, said the market is especially meaningful to the company because so many of its leaders are UIUC alumni, while co-founder Brian Neiswender said the scale of the planned development should help lower per-square-foot construction costs and support more affordable rents for students.

FINANCING: S3 Capital backs 28-story tower in New York. S3 Capital has originated a $131.5 million refinance and construction loan for a 28-story purpose-built student housing tower. The project will include 276 units and 321 beds across 148,074 net rentable square feet and marks S3’s expansion into the student housing sector. Steven Jemal, managing director of origination at S3 Capital, said the deal reflects the severe housing undersupply in upper Manhattan for students, while Robert Schwartz, co-founder and principal of S3, said the project addresses a long-standing need in one of New York’s tightest rental markets. Construction will be led by Titanium Construction Services.

DEVELOPMENT: Greystar and Penn advance 493-bed graduate housing redevelopment. Greystar and the University of Pennsylvania have closed on a major graduate student housing redevelopment in University City. The project will deliver 493 beds across 448 furnished apartments for graduate and professional students, with construction already underway and opening planned for the 2027–2028 academic year.

FINANCING: IZO Capital launches $120 million fund for construction loans. IZO Capital has launched a $120 million fund focused on originating senior stretch construction loans for middle-market projects across the U.S., with a particular emphasis on rental housing. The Greenwich-based lending platform said the fund will target traditional multifamily, BTR, student housing, and active adult senior developments, with typical loan sizes expected to range from $20 million to $50 million. David Israel, co-founder and CEO, said IZO provides senior stretch first mortgages at 70 percent to 85 percent loan-to-cost on a non-recourse or partial recourse basis, with pricing that adjusts to both local real estate conditions and broader capital markets.
