NEWS ROUNDUP

ACQUISITION: Person Street Partners makes $26.5 million acquisition. Person Street Partners has made its first acquisition, buying a $26.5 million off-campus student housing portfolio near N.C. State University that includes 50 single-family rental homes. The firm was formed in June 2025 by Griffin Py, Jake Jatis, and Poojan Mehta, who previously worked together at Apollo Global Management, and focuses on rental housing—especially small-balance university housing—as well as industrial properties. The off-market deal was brought to Person Street Partners by Ryan Gavigan of JLL, and the firm worked with Joseph Alercia, AJ Stillittano, and Marchant Miller of Tenzing to close it.

ACQUISITION: Monument-Keystone JV acquires 328-bed community in Missouri. A JV between an affiliate of Monument Square Investment Group and a fund managed by Keystone National Group has acquired The Row, a 328-bed cottage-style student housing community in Columbia, Missouri. At the time of acquisition, the property was 96.7 percent occupied for the 2025–2026 academic year and 72.3 percent pre-leased for 2026–2027.

ACQUISITION: Landmark Properties and Stockbridge acquire 801 beds. A partnership between Landmark Properties and Stockbridge has acquired The Junction Cottages & Townhomes, an 801-bed student housing property in College Station. CBRE brokered the transaction, while the seller and sale price were not disclosed.

DEVELOPMENT: Northern Michigan University starts $58 million project. Northern Michigan University has started construction on a new $58 million student apartment project that will add 386 beds on campus. The new apartments are being designed specifically for upperclassmen and graduate students and are scheduled to open in August 2027.
