NEWS ROUNDUP

DISPOSITION: Franklin Street brokers $24.4 million sale. Franklin Street, in association with ParaSell, brokered the $24.4 million sale of The Depot, a mixed-use housing property next to the University of Wisconsin-Madison. Franklin Street represented the seller, Depot Development, in the sale to Kismet Real Estatey. Patrick Mullowney, managing director at Franklin Street, said the deal reflects ongoing investor confidence in high-barrier Power Four markets and highlighted The Depot’s campus proximity and renovation upside. Joel Dumes, executive managing director at Franklin Street, said the property drew nationwide investor interest because of its strong location, operational stability, and potential for future NOI growth.

DISPOSITION: CBRE arranges sale of 385 beds. CBRE has arranged the sale of The Nine, a 385-bed student housing property serving the University of Louisville. CBRE’s Jaclyn Fitts, Casey Schaefer, Carson Ford, Victoria Langston, William Vonderfecht, Robert Schwartz and Brad Peters handled the sale.

DISPOSITION: Transwestern brokers sale of 2.5-acre sale. Transwestern brokered the $25 million sale of 1815 E. Speedway Blvd. in Tucson, a 2.5-acre site at the gateway to the University of Arizona campus. Jim Fijan and Jack Fijan of Transwestern represented the seller, the owners of the Palm Shadows apartments, while Mortensen Development acquired the property. The planned $250 million project is expected to house more than 1,200 students and include a dining hall and other amenities, with completion targeted for fall 2028.

DEVELOPMENT: UC Berkeley starts construction on 23-story, $443 million tower. The University of California, Berkeley has begun construction on the Bancroft-Fulton Student Housing project, a 23-story, $443 million tower that will add more than 1,600 beds near campus as the university works to address rising housing demand.
