NEWS ROUNDUP

DISPOSITION: Columbus Pacific sells 802 beds. Columbus Pacific has sold HELiX Starkville, a 258-unit, 802-bed student housing community located near Mississippi State University, to a joint venture between Pumphouse Residential Group (PRG) and WeldenField. TSB Realty brokered the deal, and SPM, an affiliate of the buyers, will handle property and construction management. Completed in 2016, HELiX Starkville spans six four-story buildings on 14+ acres and was 95% occupied at the time of sale.

DEVELOPMENT: Cedarville University to build 48-unit off-campus complex. Cedarville University will construct the first of four off-campus apartment buildings along State Route 72, directly across from its main campus. The development will ultimately deliver 48 undergraduate apartments, with each building containing 12 units. Every apartment will feature two bedrooms, with two students per bedroom, providing space for nearly 200 students once fully completed. Construction on the first building is scheduled to begin soon, with the goal of welcoming students by the 2026 academic year.

DEVELOPMENT: Core Spaces and Peerless Development top out 1,316-bed project. A joint venture between Core Spaces and Peerless Development has topped out Hub Tallahassee, a 1,316-bed student housing development located just steps from Florida State University. Spanning 451,000 square feet, the property will offer 367 fully furnished units. The project is being developed in partnership with The Inland Real Estate Group of Companies, with Niles Bolton Associates serving as architect and Juneau Construction Company as general contractor. Hub Tallahassee is scheduled for completion by fall 2026, reinforcing Core Spaces’ aggressive nationwide expansion in premium student housing markets.

DEVELOPMENT: Fayetteville approves 1,011-bed project. A new student-oriented housing project near the Fayetteville High School football stadium is moving forward after receiving approval from the Planning Commission. The development, proposed by Endeavor Real Estate Group, will feature 294 units and 1,011 bedrooms. The design includes five-story residential sections and a seven-story parking garage at the center of the complex. Amenities will include a pool, central courtyard, and a public trail, while a planned 3,000-square-foot retail plaza along Duncan may feature a coffee shop and bodega.
