NEWS ROUNDUP

FINANCING: Northmarq arranges $24M for 166 beds near UC Berkeley. Northmarq has secured $24 million in construction financing for a 49-unit, 166-bed student housing development at 2372 Ellsworth Street in Berkeley, California. The project sits two blocks south of the University of California, Berkeley, at Ellsworth Street and Channing Way, with delivery scheduled for 2028. Northmarq’s San Francisco team of Briana DeHaan and Brandy Buttram arranged the bank financing for project sponsor Srihari Vegesna. Bright Street is the local fee developer.

DEVELOPMENT: Core Spaces proposes 300 apartments at Columbia’s Katy Station site. Core Spaces is pursuing a 300-unit development at the Katy Station site in downtown Columbia, Missouri. DLR Group submitted the concept on its behalf, outlining two buildings approximately 70 feet tall, ground-floor amenities and retail, and 371 parking spaces.

DEVELOPMENT: Trinitas wins jury approval for 611-bedroom Fayetteville plan. A Washington County jury voted 11–1 to overturn Fayetteville City Council’s rejection of Trinitas Ventures’ proposed seven-story development near the University of Arkansas. The Dickson Street project would contain 185 units and 611 bedrooms. The city could appeal, and a separate federal dispute with the property owner remains unresolved.

DEVELOPMENT: IU Indianapolis secures state approval for 448-bed residence hall. Indiana’s State Budget Committee has approved a partnership for a 10-story, 448-bed residence hall at 441 W. Michigan Street in Indianapolis. Allegheny Street Partners will acquire the roughly three-quarter-acre site, demolish the existing office building and convey the land to Indiana University, then build and operate the housing under a 60-year ground lease. IU associate vice president for state relations Angela Smith Jones said the campus is short about 500 undergraduate beds. Former state relations director Zach Smith Howard identified Buckingham Companies as the developer; former Buckingham attorney Meredith Devlin authorized Allegheny’s formation. IU spokesperson Mark Bode referred construction-timeline questions to board records, which did not specify a schedule.
