FINANCING: Edgemoor/Sunflower closes financing for 482 beds at KU. Edgemoor/Sunflower Partners, Axium Infrastructure and Capitol Federal Savings Bank have reached financial close on a 482-bed student housing community in the University of Kansas Gateway District in Lawrence. The project uses a 99-year air-rights lease funded with private debt and equity, without university debt or state appropriations. Edgemoor/Sunflower managing partner Geoff Stricker and Axium vice president and investment director Brian Larkin represented the development and equity partners. KU vice chancellor Heather Blanck said an exclusive affiliation will connect the privately funded community to the university. Vertical construction is projected to begin in February 2027, with delivery targeted for spring 2028.

FINANCING: New College proposes up to $47.5M in housing debt. New College of Florida is proposing up to $47.5 million in borrowing to refinance debt tied to the 200-bed Atala Hall in Sarasota and its existing dormitories. The proposed structure combines $40 million from BankUnited with up to $7.5 million from an unidentified accredited investor. Payments would be interest-only for two years, with mandatory refinancing in 2032. President Richard Corcoran said the college would renegotiate the debt then.

DEVELOPMENT: Guelph breaks ground on 1,250-bed, C$260M residence. The University of Guelph has begun construction on a 1,250-bed residence at 78 College Avenue in Ontario, with occupancy planned for fall 2029. The approved C$260 million budget excludes capitalized interest. Designed primarily for first-year students, the project includes a 500-seat dining hall, study and community spaces, two courtyards and accessible units. Vice president of finance and operations Sharmilla Rasheed said it expands capacity for a growing student population. President and vice-chancellor Rene Van Acker and interim provost Byron Sheldrick emphasized the new residence’s role in the campus living experience.

FINANCING: Canada backs 208 Montréal student rooms with C$27M-plus loan. Canada has announced more than C$27 million in repayable Apartment Construction Loan Program financing for UTILE’s completed Saint-Patrick project in Montréal. The building contains 95 apartments and 208 rooms, primarily for Concordia University students. Minister Marc Miller announced the funding on behalf of housing minister Gregor Robertson, alongside city housing lead Caroline Braun; Montréal contributed C$9 million. UTILE CEO Gabriel Fournier Filion marked the nonprofit’s seventh opening. Martin Raymond, CEO of Fonds immobilier de solidarité FTQ, highlighted its partnership, which included a C$11.5 million land-development loan.
