DISPOSITION: IPA brokers sale of 1,188-bed portfolio. Institutional Property Advisors’ (IPA) Peter Katz has announced the successful sale of a 1,188-bed student housing portfolio, featuring two assets near major SEC universities: Wildwood Baton Rouge near Louisiana State University and The Lodge of Athens near the University of Georgia. The buyer, Pumphouse Residential Group, acquired the portfolio from a joint venture between Alden Street Capital and an institutional partner.

ACQUISITION: HH Group acquires New Haven asset for $57.5 million. HH Group has acquired College and Crown, a 160-unit, 207-bed property located in downtown New Haven, Connecticut, adjacent to Yale University. The $57.5 million purchase ($277,777/bed)—executed through HH Fund—was financed with a $37.4 million loan from Walker & Dunlop, maturing in 2030.

DEVELOPMENT: Core Spaces proposes 1,400-bed project. Athens-Clarke County (ACC) Commissioners are reviewing a proposed development agreement with Core Spaces for a 1,400-bedroom student apartment complex in downtown Athens near Lay Park. While Core Spaces has the legal right to build on the site, the developer is seeking a public-private partnership with the Athens Downtown Development Authority to facilitate a land swap and the construction of a public parking deck.

FINANCING: Madbury Capital secures $46 million refi. Madbury Capital has locked in $46 million in refinancing for Madbury Commons, a 126-unit, 524-bed student housing community located steps from the University of New Hampshire in Durham, NH. The 10-year, fixed-rate loan was provided through Freddie Mac by Greystone, with full-term interest-only payments. The deal was originated by Greystone’s Eric Rosenstock, Jesse Yodice, and Yarin Amzalag.
