ACQUISITION: Coastal Ridge and Brookfield acquire 1,035 beds near San Jose State for $205 million. A joint venture of Coastal Ridge Real Estate and Brookfield has acquired a 19-story, 1,035-bed student housing high-rise one block from San Jose State University for $204.75 million. The sellers were AMCAL, Swenson and Tikehau Capital. The 260-unit property was fully leased at the time of sale for the second leasing season in a row and is managed by Fresno-based BEKK Inc. Peter Katz, executive managing director of investments at Institutional Property Advisors, represented the sellers and found the buyer with Tony Solomon, Marcus & Millichap's California broker of record. Katz said the building is a newer high-rise in a Silicon Valley market with strong demand, low cap rates and high barriers to new competition.

ACQUISITION: Tailwind acquires 864 beds near Texas Tech. Tailwind Group has acquired an 864-bed, 288-unit student housing community serving Texas Tech University in Lubbock, Texas, about 3.5 miles from campus. The property will go through a full renovation, including a redesigned and reconfigured clubhouse, refreshed exterior amenities, new landscaping and signage, and smart technology in the units. Krystal Pierce, chief relationship officer and general counsel of Tailwind, said the firm will keep investing in Big 12 markets and sees a chance to improve the student experience and the property's position in the market. Tailwind owns and manages about 43 communities with more than 21,000 beds across 16 states and 25 universities.

DEVELOPMENT: Harbor Bay Ventures plans 748-bed mass timber tower near Michigan State. Harbor Bay Ventures has started site work on a 12-story, 748-bed student housing development with about 8,000 square feet of ground-floor retail across from Michigan State University in East Lansing, Michigan. It will be the tallest mass timber residential building in Michigan and Harbor Bay's third mass timber project, after developments in Cleveland and Columbus. The Ballein family, whose Student Book Store occupied the site, is a development partner, with DLR Group as architect and Thomarios as general contractor. CEO Mark Bell said Michigan has led on mass timber thanks to East Lansing's zoning incentives, MSU's research and a state program, and Greg Ballein said his family chose to stay on as a partner instead of selling the site.

DEVELOPMENT: Subtext and FrontRange open 697 beds near University of South Carolina. Subtext and FrontRange Capital have opened a 697-bed, 223-unit student housing community two blocks from the University of South Carolina in Columbia, South Carolina. The four-story building has more than 400,000 square feet and sits across from Founders Park, the university's baseball stadium. Amenities include a sauna, basketball and pickleball courts, a multi-sport simulator, a content creation studio, a pet spa and a dog park. Dynamik Design was the architect and W.M. Jordan Co. the general contractor, and CIBC arranged construction financing through a syndicate of lenders. It is Subtext's first delivery in Columbia, and the firm has a second project under construction in the city.
