DEVELOPMENT: Harrison Street and Michaels launch $230 million P3. Harrison Street Asset Management and The Michaels Organization have launched a $230 million, 321-unit, 700-bed on-campus student housing project at the University of San Diego, built through a public-private partnership. Michaels will develop and operate the roughly 570,000-square-foot building, which will have about 248,018 square feet of net rentable space and will house upperclassmen, graduate and professional students. Jim Hennessy, head of PPP business development at Harrison Street, said the project shows how public-private partnerships can help universities meet infrastructure needs while creating value for schools, investors and college communities, and Co-Founder and Global CEO Christopher Merrill said the firm built its P3 business to help universities modernize core infrastructure.

DEVELOPMENT: Core Spaces delivers nearly 6,000 student housing beds. Core Spaces has delivered approximately 6,000 student housing beds across six purpose-built communities for the 2026 academic year, with all projects completed at least six weeks ahead of move-in and under budget. The deliveries include 638 beds near the University of Michigan, 404 near the University of Colorado Boulder, 331 near the University of Tennessee, 910 near the University of Wisconsin-Madison, 2,195 near NC State University and 1,316 near Florida State University. Marc Lifshin, co-founder and CEO of Core Spaces, said the milestone reflects the strength of the firm’s integrated platform and its focus on design, technology and resident experience.

DEVELOPMENT: LV Collective and Kayne Anderson open 829-bed community. LV Collective and Kayne Anderson Real Estate have opened a 14-story, 829-bed student housing community near Arizona State University's Tempe campus. The 552,380-square-foot property has 289 units in studio through four-bedroom layouts, with academic, wellness and social spaces and on-site programming. LV Collective President Jonathan Reyes said the project is the firm's second development in Arizona and reflects its measured expansion in high-demand university markets. Ken Carl, senior managing director of student housing and multifamily at Kayne Anderson Real Estate, said the partners built a community that pairs a location near ASU with amenities and programming that support wellness, community and academic life.

DEVELOPMENT: Landmark delivers 1,261-bed student housing development. Landmark Properties has completed a 429-unit, 1,261-bed student housing development about 0.3 miles from the University of Southern California campus in Los Angeles. Chief Development Officer Jason Doornbos said the property sits steps from USC's campus, BMO Stadium and Memorial Coliseum, and that its amenities, design and unit finishes set a new standard for student housing near USC. Landmark has also completed a development near UCLA and acquired two other properties that serve USC students.
