ACQUISITION: Centurion acquires 534-bed student housing near WVU. Centurion Property Group has acquired U Club Sunnyside, a 534-bed student housing community near West Virginia University in Morgantown. The property will be rebranded as The View at Morgantown, with capital improvements planned. JLL brokered the transaction; seller and terms were not disclosed.

ACQUISITION: Legacy, PGIM acquire former Azusa Pacific housing for $92 million. Legacy Partners and venture partner PGIM have acquired University Village, a 320-unit garden-style community in Azusa, California, from Azusa Pacific University for $92 million. “Our goal for Citrus Place Apartments is to create an elevated suburban garden product to serve the Azusa community and San Gabriel markets,” said Tim O’Brien, senior managing director at Legacy. CBRE’s Rachel Parsons, Derrek Ostrzyzek, Mike Murphy, Kenji Thomas, Greg Nassir, and Jenny Eng represented Azusa Pacific, while Ryan Greer, Troy Tegeler, and Trevor Breaux of CBRE arranged debt for Legacy and PGIM.

DEVELOPMENT: UC Irvine opens Oso Tower, adding 424 beds. UC Irvine has opened Oso Tower, a five-story student housing complex providing 424 undergraduate beds and a new community center.

DEVELOPMENT: Treehaus Townhomes and Flats begins pre-leasing for 2026. Treehaus Townhomes and Flats has begun pre-leasing for August 2026, bringing a new off-campus student housing option to Clemson.
