NEWS ROUNDUP

FINANCING: Adam America and JW Capital land $180 million refinancing. A JV of Adam America Real Estate and JW Capital Management has secured a $180 million refinancing loan for a 22-story, 1,201-bed student housing community next to Florida International University's main campus in Sweetwater, Florida. Corebridge Institutional Investment originated the loan, and Walker & Dunlop arranged it through Senior Managing Directors Aaron Appel, Jonathan Schwartz, Keith Kurland, Adam Schwartz, Dustin Stolly and Sean Reimer and Senior Director Michael Ianno.

DEVELOPMENT: Subtext acquires land for 520-bed development. Subtext has acquired land for a seven-story, 520-bed student housing development across from the University of Kentucky's main pedestrian entrance in Lexington, Kentucky. The project is being developed with FrontRange Capital and Larson Capital Management in a qualified opportunity zone, and it will be Subtext's second student housing development in Lexington. It will have 149 units with one- to four-bedroom floor plans, about 4,000 square feet of ground-floor retail, and amenities including a fitness center, a wellness suite with a cold room and sauna, a pool deck and a study mezzanine.

DEVELOPMENT: ACC develops $85 million student housing community near UCF. American Campus Communities is building an 898-bed student housing community, at a construction cost of more than $85 million, on University Boulevard at the University of Central Florida's main entrance in Orlando. It will be the 160th development for ACC, which Blackstone acquired for $12.8 billion, and leasing is now open. In ACC's announcement, Chief Development Officer James Wilhelm said the community reflects the company's focus on purpose-built housing that supports how students live, study and connect.

DEVELOPMENT: USF breaks ground on $500 million mixed-use project in Tampa. The University of South Florida and its development partners have broken ground on the $500 million first phase of a 30-acre mixed-use development near the university’s planned on-campus football stadium. The project will include 717 student housing beds, 152 apartments reserved for graduate students and USF employees, four to six restaurants, 68,000 square feet of retail, a hotel and conference center and academic research facilities. The development is being delivered through a master development agreement with ACE Fletcher, a partnership between Capstone Development Partners, Aureate Development and Ellison Development, with Provident Resources Group, CBI Construction, Baker Barrios Architects and Kimley-Horn also on the project team. The first phase is expected to open in fall 2028.
