DISPOSITION: Fayetteville student housing sells for $92 million. The Marshall, a 226-unit student housing complex near the University of Arkansas, has been sold for $92 million—or roughly $407,000 per unit—to CPRF 777 S RBRD, an entity tied to Deutsche Bank’s DWS. The seller, Aptitude Development, originally acquired the site in 2019 for $4.77M and financed the build with a $55M Bank of America loan.

DEVELOPMENT: LV Collective JV delivers 798-bed tower near Georgia Tech. A JV between LV Collective, Kayne Anderson Real Estate, Pacific Life, and JE Dunn Capital Partners has completed Rambler Atlanta, a new 798-bed student housing development in Midtown Atlanta. The 19-story, 467,000-square-foot property offers 215 units ranging from studios to six-bedroom floorplans, serving students at Georgia Institute of Technology.

DEVELOPMENT: Zimmer breaks ground on 614-bed project. Zimmer Development Company (ZDC) has begun construction on Perla, a seven-story, 220-unit, 614-bed student housing project across the street from Florida State University and Doak Campbell Stadium. Slated for summer 2026 delivery and managed by Cardinal Group, Perla will serve as the largest and most ambitious phase of ZDC’s Enclaves at College Town master development.

DEVELOPMENT: Landmark, Canyon, and Peninsula acquire site for 807-bed project. Landmark Properties, in joint venture with Canyon Partners and Peninsula Investments, has closed on a 4.31-acre site in Tampa to develop The Mark Tampa, an 807-bed, six-story student housing community just 0.18 miles from the University of South Florida (USF). Financing was arranged by TSB Capital Advisors, with Kennedy Wilson providing the construction loan. Landmark Construction will serve as general contractor and Dwell Design Studios as architect. The project, featuring 215 fully furnished units ranging from studios to five-bedrooms, will deliver for the 2027–2028 academic year.
